Structural Demands & Operational Challenges

Cold storage warehouses and food processing facilities represent the most unforgiving application in structural building physics, where thermal envelope performance directly dictates inventory preservation or catastrophic product spoilage. Unlike conventional industrial envelopes, cold storage envelopes operate across massive temperature differentials (ΔT) of 40°C to 65°C between exterior ambient air and interior chilled chambers. When ambient summer air reaches +35°C while a deep-freeze room operates at -18°C or a blast freezer operates at -40°C, atmospheric moisture exerts tremendous vapor pressure attempting to penetrate the building envelope. Any micro-void, thermal bridge, or fastener penetration causes immediate vapor freeze, ice-lensing within panel joints, structural ice expansion, and continuous refrigeration compressor overload. SerPan Metal delivers a fully coordinated cold storage envelope system incorporating wall, ceiling, floor, and specialized door systems.

Critical Industry Risk Factors: The foremost threat in cold storage construction is vapor drive migration. Warm, humid exterior air infiltrating through joint micro-gaps condenses and instantly freezes upon meeting the zero-degree boundary. The resulting ice expansion wedges panel joints apart, accelerating thermal degradation. The second critical issue is sub-floor frost heave in freezer rooms operating below 0°C. Sub-zero temperatures penetrate concrete floor slabs into the sub-grade soil, freezing ground moisture and violently heaving concrete floor slabs upward unless proper underfloor heating cables or ventilation ducts are engineered. The third challenge centers on stringent HACCP food safety hygiene: surfaces must withstand caustic daily chemical foam sanitization without corroding.

Optimized Composite Panel & Sub-Framing Systems

SerPan Metal addresses these challenges through its integrated SP-COLD-WALL, SP-COLD-CEIL, SP-COLD-FLOOR, and SP-COLD-DOOR system. Our cold storage panels incorporate embedded eccentric steel cam-lock mechanisms along tongue-and-groove profiles. During installation, a quarter-turn with a hex key pulls adjoining panels together with over 250 kg of clamping force, compressing dual EPDM factory gaskets for an absolute airtight seal. Insulation thickness is tailored precisely: 80mm for chillers (+4°C), 120mm to 150mm for freezers (-18°C), and 200mm PIR for blast freezers (-40°C). Ceiling panels spanning over 4 meters are suspended using extruded aluminum T-profiles and thermal-break hanger rods. All interior perimeter junctions feature certified food-grade curved PVC coving profiles.

Thermal Envelope, Fire Safety & Energy Performance

Thermal gains and losses through the building envelope represent up to 40% of an industrial facility’s annual operating energy expenditures. SerPan Metal polyisocyanurate (PIR) cores deliver an ultra-low thermal conductivity of λ = 0.022 W/mK, while non-combustible rockwool cores deliver certified fire barriers resisting temperatures above 1000°C for 60 to 120 minutes (REI 60–120).

Weatherproofing & Drainage Engineering

Cold envelope sealing extends beyond the panel joints. Duwalls sit in heavy-duty galvanized or PVC floor floor channels bedded in continuous polyurethane sealant over level concrete curbs. Wall-to-ceiling junctions receive external polyurethane foam seals and internal antibacterial silicone beads. Sub-zero cold room doors feature 220V continuous perimeter heating cables embedded within the frames, preventing rubber gaskets from freezing shut to the frame. Heated two-way pressure relief valves are installed in external walls to equalize internal atmospheric pressure during rapid temperature pull-down cycles, preventing ceiling implosion or wall displacement.

Step-by-Step Site Installation Guide

1. Floor Laser Leveling & Base Channel Track: Laser survey the concrete perimeter; bed galvanized base U-channels into continuous sealant and fasten with steel anchors.
2. Corner Panel Starter Placement: Always initiate assembly from a 90-degree corner L-panel to establish squareness and plumb alignment.
3. Cam-Lock Actuation: Align the tongue-and-groove joint of consecutive wall panels; insert a hex wrench through the pre-drilled access port and rotate to lock.
4. Ceiling Suspension & T-Profile Anchoring: For spans exceeding 4.0 meters, hoist ceiling panels onto extruded aluminum T-bars suspended via thermal-break drop rods.
5. Sanitary PVC Coving & Joint Sealing: Snap antibacterial curved coving trims into floor and ceiling corners; insert hermetic push-in caps over all cam-lock ports.
